Timelines, quotes, guarantees and living through a build — the honest answers before you commit.

How long does a project take?
It depends on scope, but as a guide: a kitchen fit is 3–5 weeks, a rear extension 10–16 weeks, and a whole-house renovation 4–9 months. You'll get a dated programme with your quote and a weekly update once we're on site, so you always know where things stand.
How does the quote work — is it really fixed?
Yes. After a visit and drawings we give you a full written quote broken down by trade and stage — that's the price you pay. The only thing that changes it is a change you ask for, agreed and priced in writing before we do it. No day rates, no vague 'provisional sums' that balloon at the end.
What guarantees and insurance do you have?
We carry £5m public liability insurance, and every project comes with our 10-year structural guarantee plus an insurance-backed warranty — so you're covered even in the unlikely event we're not around. All work is certified and signed off by building control, and you keep the full paperwork.
How disruptive is it to live through?
We won't pretend a build is invisible, but we keep it civilised: dust screens up, floors protected, the site swept every evening and one site manager as your single point of contact. For bigger jobs we agree which rooms stay usable and when — and for whole-house projects, many owners move out for the messiest stretch.
Do you handle planning and building regs?
Yes — it's part of the design stage. We prepare the drawings and structural calculations, submit for planning or a lawful-development certificate where needed, and manage building control inspections through to sign-off. You don't chase the council; we do.
